6 Spectacular Room Addition Ideas for Small Homes

6 Spectacular Room Addition Ideas for Small Homes

One of the greatest and most satisfying home improvement projects you’ll ever do is a room addition. Sometimes all it takes to make a small home perfect is that extra space, which can transform it into your ideal home. But where should you build an addition? What will add the most value to your home while giving you the space you desire?

The Dave Fox team has completed plenty of room additions over the years — even in small homes. There are so many ways to add extra square footage to a home, and we’ve got a list of ideas to make sure your room addition isn’t mediocre, but spectacular.

Kitchen Bump-Out

kitchen bump-outDoes your current home have a tiny kitchen? Do you love your home as a whole but wish you could expand the kitchen a bit? A kitchen bump-out addition might be the answer.

Your home’s worth won’t be as high if your kitchen is small, crowded, and outdated. Most people prefer large, airy, and modern kitchens. You can increase its size with an addition (and a complete makeover) to offer more space for cooking, entertaining, and cleaning. On average, research shows that a kitchen addition will yield a return on investment of at least 80%.

Does your small home lack a dedicated place to store away clutter like jackets, shoes, book bags, hats, and gloves? You need a mudroom addition. Create a large enough area near the kitchen and/or garage — we recommend at least 6×6, 7×7, or 8×8. Choose a resilient flooring material that can withstand water, mud, grime, and normal wear and tear. Vinyl or waterproof laminate are acceptable choices for this type of room.

Sunroom Addition

You can add a sunroom to your home to create additional living space, a recreational room, an office or even an extra dining area. No matter what you end up using it for, it’s sure to increase the value of your home.

Bedroom Addition

Either way, adding a bedroom onto your small home is a wise choice. Not only will this give you the space you desire, it’ll improve your home’s value and appeal. Just make sure the location of the bedroom fits the rest of your home’s layout seamlessly and that the room includes at least one window and a closet.

Great Room Addition

  • Increase the square footage of their home
  • Make their home more open concept
  • Be able to host large gatherings with improved traffic flow and entertaining space
  • Add an extra living space so the family has an additional TV room

One idea to make a small home feel bigger is to open up the great room addition vertically by adding an impressive vaulted or two-story ceiling. Use large windows to let in as much natural light as you can. This will increase the room’s brightness and give the impression that it is larger. For finishing touches, add a stone or brick fireplace and custom, built-in shelving.

Two-Story Addition

If you can’t build out, why not build up? We’ve completed many two-story additions for our clients over the years, and they never cease to amaze us.

Adding a second story is a substantial project, but it significantly raises the value of your property. Despite being more difficult than other types of room additions, this project can quadruple your square footage and greatly increase your property’s appeal to homebuyers. Keep in mind that this is an intensive project that takes time, patience, and a hefty budget — but it can transform your home in a massive, life-changing way.
