The Hubbard House, located in Victorian Village. This was a vacated home when it was purchased.  We were hired to completely remodel the home with a contemporary overtone that would restore it to its original grandeur. The owner left us with the freedom to develop a design for the whole house that included a new kitchen, updating all mechanicals & utilities, creating a master suite by adding a master bath, adding a powder room, and repairing structural defects.

Kitchen

The existing vinyl floor was severely out of level and sagged into the basement. We structurally reinforced the kitchen floor from the basement and used thin set to float the floor up to 3″ in some areas to create a level surface for 18″ floor tile. Orange glass tile was installed from countertop to ceiling as an accent and custom strips of multi-color glass were installed vertically above the gas range to create a unique backsplash.

The new kitchen design and configuration is consistent with current trends in urban living.  The existing first floor ceiling height was 10′. This allowed us to lower the ceiling to 9′ and create a recessed light well for suspended hand blown Italian pendant lights that add a dramatic visual impact to the space.

Viking appliances, custom cabinetry with floating open shelving, a microwave drawer, pot filler, wine cooler, and floating granite peninsula top with a custom metal support stand-off make this the ultimate Victorian Village gourmet kitchen.

Powder Room

The original house had a single bathroom which was located on the 2nd floor. Needles to say, this was rather inconvenient for such a large home. Fortunately the existing kitchen had a walk-in pantry that was large enough to convert into a powder room. By creatively designing efficient storage solutions in the kitchen cabinetry plan, the exchange of pantry space for the 1/2 bath was an excellent solution.

A contemporary feel in the powder room was necessary to play off the adjacent kitchen. A vessel bowl and wall mount faucet was used to set the tone of the design, and the floating Silestone countertop helped complete the contemporary theme.  Orange glass covers the lavatory wall and extends to the 10′ ceiling. The mirror was inlayed into the tile creating a seamless look. Fashionable pendant lights compliment the present-day look along with the floor tile that blends into the kitchen.

Master Bathroom

Space for a new master bathroom was created from converting the adjacent bedroom. The old bedroom doorway was framed in and an old doorway that joined the rooms was relocated to access the new bathroom. 

The fully customized new bathroom contains many unique elements including a concrete countertop with an integrated trench bowl. Crushed abalone shell was used in the concrete to add texture and color to the surface. Two wall mounted faucets spill into an extended trench bowl that leads to one drain. The trench is equipped with a glass bridge insert that appears to be floating while providing additional countertop space.  The concrete extends into the shower creating a shampoo and soap ledge. The contemporary free-standing soaking tub compliments the ball and claw tubs of the original Victorian era.

Pendant lighting over the vanity adds a touch of elegance. The vanity wall is tiled with over 4,000 individually installed pieces of glass. The pattern is one of a kind and took over 2 weeks to install. The floor tile is comprised of two sizes and finishes.
